Condominium and HOA buildings with fire sprinklers, fire alarms, standpipes or portable extinguishers must have them inspected, tested and maintained on the schedules set by the Florida Fire Prevention Code and the NFPA standards it adopts (NFPA 25 for water-based systems, NFPA 72 for alarms, NFPA 10 for extinguishers). In Florida, the State Fire Marshal licenses fire protection contractors and fire equipment dealers under Chapter 633. Fire alarm work generally falls under a separate DBPR contractor license. Before hiring, ask for the license numbers that cover the systems in your buildings, recent inspection reports, and a certificate of insurance, and confirm the licenses with the State Fire Marshal.
