Questions to ask an insurance agent for your Florida association

A practical checklist for reviewing master property, liability, D&O and crime coverage with an agent.

General information for Florida associations. This isn't legal advice. Check your governing documents and ask your association's attorney about your situation. Last reviewed October 2026.

Association insurance in Florida is complicated: wind, flood, and replacement cost all matter. Use these questions when you interview agents or review a renewal. First confirm the agent's license on the Florida DFS licensee search.

About the agent

  • Are you an independent agent with access to several carriers, or captive to one?
  • How many community associations like ours do you place in Florida?
  • Who handles claims support, and what happens after a hurricane?

About coverage

  • Property: Is it valued at replacement cost? When was the last insurance appraisal? What's the named-storm (wind) deductible, in dollars and as a percentage?
  • Flood: Which buildings or common elements need flood coverage, and how is it written?
  • General liability and umbrella: What limits do similar communities carry?
  • Directors and officers (D&O): Does it cover property managers and committee volunteers? What are the exclusions?
  • Crime/fidelity: Does the limit cover the reserve and operating balances you hold? Does it include the management company's employees?
  • Equipment breakdown, cyber, and workers' compensation if the association has employees.

About the market

  • Which carriers did you approach, and which declined? Ask for a marketing summary.
  • What would lower our premium (roof age, wind mitigation, documentation)?
  • When should we start the renewal process?
