Elevators in Florida condominium and HOA buildings are regulated under Chapter 399 of the Florida Statutes and overseen by the DBPR Bureau of Elevator Safety. Each elevator needs a current certificate of operation, which depends on a periodic inspection by a certified elevator inspector. Maintenance and repair work must be done by a DBPR-registered elevator company using certified elevator technicians. Before signing a maintenance contract, ask for the company's DBPR registration number, the scope of routine maintenance and testing, emergency response terms, and how inspection deficiencies will be corrected, and confirm the registration with DBPR.
